What the monthly payment includes

A mortgage payment has four regular parts: principal (the loan itself), interest (what the lender charges), property taxes, and homeowners insurance. Lenders group them under the shorthand PITI. If the home belongs to a condo or homeowners association, dues come on top of that.

Principal and interest stay the same on a fixed-rate loan. Taxes and insurance do not — they get re-checked every year, and in Florida they move more than most buyers expect. That is why two homes at the same price can carry very different monthly payments.

How escrow fits in

Most lenders collect taxes and insurance a month at a time and pay those bills for you out of an escrow account. The tax and insurance fields above estimate that piece. When a tax bill or premium goes up, the escrow part of the payment goes up with it — the loan itself has not changed.

Questions buyers ask about this calculator

Do I need 20 percent down? No. Many loans close with much less. Below 20 percent, most conventional loans add private mortgage insurance (PMI), which raises the monthly payment until you build enough equity. Try the down payment field at a few different levels and compare.

Why is the insurance number so high? Florida premiums run well above the national average, and many coastal properties need separate flood coverage on top. The guide to questions every Florida buyer should ask before an offer walks through those costs in detail.

Is this a loan quote? No. It is arithmetic on the numbers you type in, meant to help you set a budget. The document with real terms is a lender’s Loan Estimate, which you get after you apply.
